Airy rooms let light flood in

A well-presented extended property has come on to the market at a cost of £175,000, through Jon Brambles of Newark.

The property, which is a Foster-built home, is 51 Manners Road, Balderton, and comprises a lounge, family room, conservatory, kitchen, three bedrooms, a bathroom and a garage.

It has good-sized front and rear gardens, plenty of natural light, and benefits from having double glazing and gas central heating.

There is also the chance to buy some items of furniture within the property by separate negotiation, though all curtains and blinds are included.

A glazed front porch leads into the entrance hall, which has doors off to the lounge and kitchen. In the hallway there is a frosted glass window to the front, and an open area beneath the stairs.

The spacious lounge is a light room with a window facing on to the front garden. There is a wall-mounted gas fire with back boiler, two wall lights and double doors leading to the family room.

In the family room there are windows to the rear and the conservatory, a door to the kitchen and a brick-built fireplace with electric fire.

The kitchen is a good-sized room fitted with a range of wall and base units in an oak finish. Built into the units are an electric oven, a gas hob, and a 11/2-bowl sink unit with mixer tap.

There is also space for a washing machine and space for a freezer. A double dog-leg staircase leads to a half landing, which has a window to the front.

The landing provides access to the lift and airing cupboard. Bedrooms one and two are good-sized rooms that overlook the rear garden.

Bedroom three is a single room overlooking the front. The bathroom has been newly-decorated and comprises a panel bath with shower over and glass screen, a wash basin and wc.

There is also a fan and a window to the side. The garage has light and power and is installed with an up-and-over door as well as a personal door to the side.

The front garden is enclosed by a low wall. It has double gates leading to the garage, a lawn, trees and shrubs. A path, with a wrought iron gate, leads to the rear garden.

In the rear garden there is lawn with borders edging, a raised bed with a pond, stocked with fish, and two patio area, one at the top of the garden and one in front of the conservatory.
